KAILUA-KONA — Entries for a lottery that will determine the waiting list order for two Big Island affordable housing projects are being accepted online through today. The lottery is scheduled for Tuesday (June 20).
Kamakana Villages, once open, will provide a total of 170 units at the property located off Ane Keohokalole Highway. One of those will be a manager’s unit and 35 will be project-based voucher units.
The developments are divided into two separate projects, together forming phase one of the planned community.
The project is being developed by The Michaels Development Co. and will be managed by Interstate Realty Management Co.
The first, Hale Makana Ohana, will consist of five buildings offering 50 one-bedroom units and 35 two-bedroom units. All of them are for families.
The second project is Hale Makana O Kupuna, which will have 80 single-bedroom units and five two-bedroom units. That project is planned to accommodate seniors.
Each development also will have facilities for laundry and a community center building.
Brandon Hegland, managing director for Interstate Realty Management Co. in Hawaii, said the company anticipates the first move-ins for family units in September. The first move-ins for the senior development are anticipated for November.
Residents interested in getting on a waiting list for the rentals have an opportunity to take part in the electronic lottery that will determine the order of the list.
Hegland said there were 430 entries for the family units and 140 for seniors already submitted by the end of last week.
Pre-application forms are available at www.liveatkamakana.com. Clicking “Enter Here” underneath “Waiting List Lottery” on that page will download a file containing information about the lottery. Separate links to entry forms for Hale Makana Ohana and Hale Makana O Kupuna can be found toward the bottom of the first page of that file. Applicants must have at least one household member who is 62 or older to qualify for a rental in the senior housing project, according to the instructions. There are no age restrictions for the family rental project.
The lottery next week will be hosted at 74-5035 Queen Kaahumanu Highway, suite 3101, in Kailua-Kona.
Eligibility is determined by household income limits based on the area’s median income, determined each year by the U.S. Department of Housing and Urban Development.
Units in the developments are split among three income levels: below 30 percent of the median level, incomes between 30 and 50 percent of the median level and incomes between 50 and 60 percent of the median level.
Income limits are based on household size, meaning larger households have a higher income limit.
The maximum allowable annual incomes for a two-person household at each division, for example, would be $17,790; $29,650 and $35,580.
The maximum allowable income levels for households ranging from one to six people at all three divisions are included on the file about the lottery.
Rent for the units is based on family income and ranges from $417-$834 a month for single-bedroom units and $500-$1,000 for two-bedroom units, according to the development’s site.
